Questions before the bid?

The questions we hear most from Cache Valley homeowners before a build starts.

  • How long does a custom home take in Cache Valley?
    From signed plans to final walkthrough, plan on 9–14 months for a single-family custom on a serviced lot. Mountain or bench sites with significant grading run longer. Cache Valley winters can pause foundation work between November and March if you start late in the season.
  • What does a free bid include?
    A site walk, a review of your plans (or a conceptual scope if you do not have plans yet), and a written cost estimate broken out by phase. We do not charge for the bid and there is no commitment to move forward.
  • Do you build on bench or foothill lots?
    Yes. Most of our work is on lots in North Logan, Hyde Park, and the Smithfield foothills, where grade changes, wind exposure, and soil variability mean the foundation work matters more than the floor plan. We engineer for it.
  • How are Cache Valley winters factored into the build?
    Foundations are poured to Logan’s 30-inch frost depth or deeper. Roofs are engineered for 50+ psf snow load at the valley floor and more on benches. Vapor barriers and exterior detailing are spec’d for sub-zero January nights.
  • Do you work with our architect, or design in-house?
    Both. If you have an architect, we work alongside them through permitting and value engineering. If you do not, we will connect you with a Cache Valley designer or work from a stock plan you have selected.
  • Are you licensed and insured?
    Yes. Licensed Utah General Contractor, B100 General Building qualifier (license #11358465-5501). Fully insured on every project.
